Cunningham successfully delivered a new social housing development at Mullavalley, Louth Village, Co. Louth, on behalf of Louth County Council. The completed development provides 58 social housing units, helping to address local housing needs while creating a sustainable, inclusive and accessible community for residents.
The scheme comprises a diverse mix of homes designed to cater for a variety of household requirements, including eight two-bedroom single-storey houses, twenty two-bedroom two-storey houses, twenty-four three-bedroom two-storey houses, five four-bedroom two-storey houses, and one specialist five-bedroom single-storey assisted living home designed to accommodate five individual residents together with a full time carer. This range of housing types ensures the development can support individuals, families and residents with specific accessibility and care needs.
Constructed using Modern Methods of Construction (MMC) through advanced timber frame building techniques, the development delivers highly energy efficient homes that promote sustainable living while maintaining exceptional standards of quality, durability and comfort. The use of timber frame construction enhanced build efficiency, reduced environmental impact and improved thermal performance throughout the scheme. Sustainability was further supported through the incorporation of a Sustainable Urban Drainage System (SuDS) designed to effectively manage surface water runoff and contribute to the long term environmental performance of the development.
The project involved significant civil engineering and infrastructure works including extensive bulk earthworks with approximately 80,000m³ of material excavated to facilitate construction. A complex deep drainage network was also installed, incorporating both foul and storm drainage systems at depths exceeding 5 metres, providing robust servicing and resilience for the development.
As main contractor, Cunningham was responsible for the full detailed design and delivery of the project, including site preparation, bulk earthworks, installation of utilities and services, construction of all residential units, hard and soft landscaping works, and all associated infrastructure. The works also included the construction of a new entrance onto the R171, the provision of new cycleways and footpaths, public lighting throughout the development, SuDS drainage infrastructure, and over 100 parking spaces, creating a well connected and attractive residential environment for residents.
The successful completion of the Mullavalley development demonstrates Cunningham’s expertise in delivering complex residential projects and its commitment to providing quality and sustainable housing solutions. Through the delivery of much needed homes alongside extensive supporting infrastructure, the development will provide lasting benefits for the local community while creating a safe, accessible and welcoming environment for generations to come.
