This major residential development project, delivered on behalf of South Dublin County Council, involved the construction of 116 high quality homes across a variety of unit types. The scheme was designed to meet the needs of a growing and diverse population, with a focus on sustainable living, community integration, and construction excellence.
Located within a densely populated residential area, and in close proximity to several schools, a community liaison team was appointed as the project demanded a highly sensitive approach to logistics and stakeholder communication. Measures were put in place to minimise noise, dust, and traffic disruption, ensuring a safe environment for both construction teams and the local community.
A standout feature of the project was the integration of multiple construction methodologies to suit the different building types. These included traditional masonry build, precast concrete elements, and in-situ concrete framing. This hybrid approach allowed for flexibility in design efficient sequencing of works and the ability to deliver a complex mix of housing types on schedule.
This project involved the safe removal of existing asbestos pipework, which was carried out in compliance with environmental and health regulations. The project also required the removal and redirection of live storm and foul drainage systems, executed with minimal disruption to surrounding services.
Coordination with utility providers was critical, particularly in relation to the diversion and relocation of existing ESB infrastructure. The development also involved working in close proximity to a live main gas line, necessitating strict health and safety protocols, comprehensive risk assessments, and ongoing monitoring throughout the construction phase.
