This residential development featured pioneering nature-based solutions, a first of it’s kind in the area included the integration of bio-retention and detention basins that harness green infrastructure and natural processes to manage stormwater, filter pollutants, and support sustainable urban growth.
Comprising 65 homes, including 26 houses, 28 apartments, and 11 duplex units. Of these, 26 units were delivered using timber frame construction, with the remaining 39 units built using traditional methods. The project was carried out within a densely populated residential area, requiring careful coordination along with a community liaison team to foster strong relationships with neighbours. Extensive site development works were completed, including landscaping, drainage, new paths, public lighting, boundary walls, and both above and below ground services.
Key challenges included an ESB diversion and relocation, and a complex Irish Water diversion, made difficult by existing wayleaves and lengthy approval processes. Despite these constraints, the project was delivered successfully, balancing modern construction methods with efficient on site coordination.
